Hot June in Phoenix Market

Real Estate sales in June continued to be red hot. The median price of a new home finally rose from $115,000 to $118,000. 9,450 homes sold in June, the largest monthly number since December 2006! More good news...2,000 less foreclosure filings in June than the month before, and the inventory of homes for sale fell 10%.
New FHA Condo Rules due in July

The FHA will unveil new rules on July 1st for financing of condo purchases. This segment of the market has been depressed due to present condo financing rules, so the new rules will paint a picture of where this market segment might be going in the next year.

Just closed a condo sale in Paradise Valley, and have another due to close in 3 weeks. Talking to two homeowners on listing their homes, and have clients in Palm Springs, New Orleans, Seattle, Minneapolis, and two from just north of New York City getting ready to sell their homes and move here.

Just took two new listings, one a basement home in a gated Tempe community, and one a remodeled central Phoenix home in the Madison School District. One short sale listing on W Roma in Phoenix is back on the market with buyers backing out of the contract.
